When you fill out a loan application with us, you are not binding yourself to accept the mortgage we find for you. You are only authorizing us to research your credit, income, and assets and make you a proposal.

 

All information we receive about you is completely confidential.

(This is not a solicitation to make a loan to any person and particularly not to any person in any state in which we cannot do business.)

After you read this, print out the application below and fill it in.

Documents We Will Need:

If your loan involves fully-documenting your income (not a stated-income loan), then we generally will need the following documents from both borrower and co-borrower:

The last two years of W-2s

Current pay stubs, for last full month
        If you are paid monthly, one pay stub is enough.
        If you are paid twice each month, two are necessary.
        If you are paid fortnightly, that is every 14 days, submit three pay stubs.

The last two months bank statements, for all accounts.

The last two months of stock or investment account statements

A recent statement for your retirement accounts, including IRA and 401K

A recent mortgage account statement, from your current lender or lenders

Homeowner's insurance information for your existing policy if this is a refinance, or if this is a purchase, information about the agent you would like to use:

Fire Insurance declaration page

Or your insurance agent's name & telephone number

Your policy number if you can find it

            Tell us if you do not have an insurance agent and want us to pick one for you

If you or your spouse makes 25% or more of your income from commissions, we will also need the following documents from borrower and co-borrower:

            The last two years of personal tax returns, signed and dated. Date them the date you sign them, not the original date you submitted them.

If you are self-employed, we will also need from the self-employed borrower or co-borrower the following documents:

               The last two years of personal tax returns, signed and dated. Date them the date you sign them, not the original date you submitted them.

The last two years of business/corporation tax returns, signed and dated

This yearís year-to-date Profit & Loss Statement, signed and dated

Your Profit & Loss Statement for last year if you have not completed your tax return for last year, signed and dated

Your business license showing your business has been in existence at least two years

If the property is or will be a rental property, we will need the following documents:

Your lease or rental agreement

Your Schedule E tax returns

If you are a renter now buying a home, we will need the following documents:

                The name and phone number of the management company you pay your rent to, or

If you are renting from a private party for any part of the last 2 years, copies of your rent checks, front and back for the last 2 years

If you are receiving disability or Social Security or an annuity, we will need:

An award letter or a document indicating that you will receive this money indefinitely

For Homeland Security we need:

A copy of your driverís license or other identification such as a passport

If you are not a US Citizen, a copy of your Green Card and Visa

If you are applying for a second mortgage such as a HELOC, please send us:

A copy of your first mortgage promissory note

We may request the following additional documents:

A copy of your Divorce Decree, particularly if your ex-spouse was a co-borrower on previous loan .

Copy of your Bankruptcy Papers.
